UK bridging finance that keeps to an auction clock

Short-term UK bridging loans for investors who need to bid and complete. Auction timescales are the specialised hook — send the lot, get indicative terms.

Indicative terms are not a formal offer. The calculator is illustrative only.

  • UK auction & bridging focus
  • Indicative terms to bid against — not a formal offer; subject to valuation & pack
  • Aim to respond same working day when we can
  • Clear path: enquire → discuss lot → indicative terms

The form is the route when the lot is dated. Model a deal first if you want the numbers — it does not replace an enquiry.

Whole of market

Enquiries come to Property Money Limited — across the market, not one lender’s shelf.

What to enquire about

UK bridging loans, auction purchase, then the exit

Keep it to the deal in front of you. Bridging finance is the product; the auction date is often the reason you need it.

Buy-to-let and residential can sit alongside those, where the deal fits. This is not a high-street product menu.

Questions investors ask

Bridging finance, auctions, and what happens next

Straight answers. If the lot is dated, use the form — get funds in time for auction.

What is bridging finance?

Bridging finance is a short-term loan secured against property. UK investors use it to cover a gap: buying before a longer-term mortgage is ready, funding works, or holding until a sale or refinance. Auction bridging is the same product, scoped to a lot’s exchange and completion dates.

How fast can bridging finance complete for an auction?

UK auction lots often complete in around 28 days. A high-street mortgage is rarely set up for that diary. Bridging is used when the clock is short. Whether a facility can be ready in time depends on the property, title and valuation — send the auction date on the form and we will say if it is realistic. We do not quote a guaranteed turnaround here.

How long does a UK bridging loan last?

Long enough to get to the exit, usually measured in months rather than years. Typical exits are a buy-to-let or residential refinance, a sale, or a further facility once works are finished. The term is set on the deal.

What happens after the auction?

You complete on the lot with the bridge in place. After that the work is the exit: refinance, sell, or finish a refurbishment and then refinance. That plan belongs in the first conversation, not after completion.

How do I get indicative terms?

Use the form on this page. Name, phone and email are enough to start; auction date and figures help. We will come back with indicative terms. If you need to add something later, email propertymoneyuk@gmail.com.
